Am I ready to buy?
Maybe the answer is yes. Maybe it's "not yet." Either way, you deserve a clear, honest picture of where you stand and how long it could take to get the keys to your Houston home.
What shapes your timeline.

Take a moment with these questions. There are no wrong answers, and "I'm not sure" is a fine place to start.
- Do I know roughly where my credit stands?
- Have I started saving for a down payment and closing costs?
- Do I know what monthly payment would feel comfortable for my household?
- Is my income steady, and do I know what I owe each month on cars, cards and loans?
- Do I have a sense of when I'd like to move, and which parts of Houston I'd like to live in?
If you answered "not sure" to any of these, you're in good company. That's exactly what the readiness analysis is for. We'll sort through it together and help you see how long it could take to be ready.
Good to know: this analysis is a planning tool, not a loan approval or a promise of financing. Only a lender can pre-approve you, so we'll encourage you to talk with a lender of your choice. MAC does not require you to use any particular lender.
Why we do this.
We believe a home is one of the ways families put down roots and build something lasting. Buying before you're ready can bring stress; waiting without a plan can feel like standing still. Our hope is to help you take the next right step, whether that's touring homes next month or quietly preparing for next year.
Let's find out how close you are.
Share a few details and a MAC agent will reach out to set up your free readiness conversation and talk through your timeline.

Buyer readiness questions, answered.
Is the readiness analysis a loan pre-approval?
No. The analysis is a planning conversation with a MAC agent, not a loan approval, pre-approval or credit decision. Only a lender can tell you what you qualify for. We'll encourage you to talk with a lender of your choice, and we'll help you understand the questions to ask.
Does it cost anything, and will it affect my credit?
The analysis is free. We don't run a credit check as part of it; we simply talk through what you know about your own situation. When you're ready to apply with a lender, they'll explain their own process, including any credit check.
Do I need 20% down to buy a home?
Not always. Many loan programs allow a smaller down payment, and each program has its own rules and costs, such as mortgage insurance. A lender can explain which programs fit you. Our Mortgage & Affordability guide covers the basics.
Is there down payment assistance in the Houston area?
Down payment and closing cost assistance programs exist, including statewide programs through the Texas Department of Housing and Community Affairs and some city and county programs. Eligibility rules vary by program, so ask lenders which programs they work with.
What if I'm not ready yet?
That's perfectly okay, and it's one of the most useful things to learn. We'll help you see which steps matter most, from building savings to paying down debt, so you have a clear path toward buying when the time is right for your family.
I'm moving to Houston from somewhere else. Can you still help?
Yes. We'll talk through your timeline, your commute and the areas that fit your life. Our Relocating to Houston guide and neighborhood guides are a good place to start.
