Seller representation

Sell with strategy. Walk away with more.

Your home is one of the biggest things you will ever steward, and selling it well matters. Too often, the wrong price, rushed marketing or a negotiation that folds at inspection costs Houston families money they'll never see. We do this differently.

  • Pricing based on recent sales close to your home
  • Professional photography, drone, twilight and video included
  • Careful negotiation through inspection and appraisal
  • Wide exposure to qualified buyers and the agents who represent them

The truth about selling in Houston

Most agents list homes. We help you sell yours well.

Selling a home in Houston is more than a sign in the yard. Buyers are informed, they compare every home on the market that week, and the difference between simply listing a home and having a real plan can mean thousands of dollars in your pocket, or not.

Most listings that struggle don't fail at the offer stage. They stumble earlier: a list price that misses the market, photos that don't do the home justice, an inspection negotiation that gives away too much, or an appraisal nobody prepared for. By the time a seller notices, it has already cost them.

MAC is a Houston real estate team brokered by eXp Realty, serving homeowners across Harris and Fort Bend Counties, from River Oaks, Memorial and the Galleria area to Katy, Sugar Land and Pearland. Whether you're moving up, downsizing, relocating, or facing pre-foreclosure, we'll treat your home and your family with care.

The difference

The four pillars

What shapes what your home sells for.

Price gets most of the attention, but four things decide what you take home at the closing table. We give careful attention to all four.

i.

Pricing strategy

Price too high and your home can sit while buyers pass it by; price too low and you leave money behind. We study recent sales close to you and the homes you'd compete with, then help you choose a price that draws strong interest in those important first weeks.

ii.

Presentation & marketing

Most buyers meet your home online first. Great photos, honest and inviting copy, and thoughtful digital marketing help the right buyers want to see it in person. This is where we don't cut corners.

iii.

Qualified buyers

Anyone can write an offer, but not every offer closes. We look closely at each buyer's financing, lender, contingencies and timing so you can choose the offer most likely to reach the closing table, not just the biggest number on paper.

iv.

Negotiation through closing

Some of the hardest moments come after the contract is signed: inspection requests, appraisals and lender hiccups. Our agents train together regularly and stay with you through every milestone to protect your interests.

From consultation to closing

A clear, step-by-step process.

No surprises and no “we'll figure it out as we go.” Every step is planned and explained.

01Day 1

Listing consultation

We visit your home, walk through it together and listen to your goals. Then we review your valuation, a few pricing strategies and timeline options, and talk openly about costs.

02Days 2-7

Pre-listing preparation

Light staging guidance, professional photography, drone, twilight, video and your custom property website, all ready before your listing goes live.

03Days 5-10

Coming-soon outreach

We let our team and agents with active buyers know your home is coming, in line with HAR MLS rules, so interest is building before launch day.

04Days 10-14

MLS launch & marketing

Your listing goes live with the full marketing plan: targeted digital ads, a broker preview, and weekend open houses when they make sense for your home.

05Often weeks 2-4

Offer review & negotiation

Every offer is laid out side by side: price, financing, earnest money, option period, contingencies and closing date, so you can decide with clear eyes.

06Days 30-45

Inspection & appraisal

Two of the most delicate moments in any sale. We prepare for both ahead of time and walk you through each request and your choices.

07Days 45-60

Closing

Final walk-through, signing at the title company, funding and handing over the keys. We stay with you until the sale is complete.

Day ranges are typical targets, not guarantees. Every home, market and contract is different, and we'll set your timeline together.

What's included

Marketing that does the work.

Every MAC listing receives this complete package. No upsells and no “premium tier.”

Edited interior and exterior photos, drone views of your home and neighborhood, twilight shots and a video walk-through.

Agent network

Broker preview & open houses

A broker preview for local agents early on, plus public open houses with a MAC agent on site when they make sense for your home.

Transparency

Weekly Friday reports

Every Friday you'll get showings, online views, ad activity, inquiries and buyer feedback, so you always know where your listing stands.

Services may vary by listing and are confirmed in your listing agreement.

Fee transparency

Honest about the commission conversation.

Real estate fees have changed in recent years, and sellers deserve straight answers, not deflection. Here's how we work:

  • No upfront fees. You don't pay us anything to list your home.
  • Marketing included. Photography, video, your property website, ads and print materials are part of our service, not add-ons.
  • We only get paid when your home sells. That keeps our goals tied directly to yours.
  • Commission, discussed openly. We talk through our listing commission and any buyer-side compensation at your consultation, and everything is put in writing in your listing agreement.

The full cost picture, before you sign. We'll walk you through an estimated net sheet, including your loan payoff, title and closing costs, prorated taxes and agent compensation, so you can compare us with anyone else you're considering.

Your next step

Ready to know your home's true value?

A confidential valuation with real numbers, prepared by a member of our team, not an automated estimate. No obligation and no pressure, just a clear picture so you can plan your next chapter.

A comparative market analysis is an estimate, not an appraisal.

FAQ

Seller questions, answered.

How is commission handled when I list with MAC?

We talk about commission openly at your listing consultation, before you sign anything. There are no upfront fees, your marketing is included, and we only get paid when your home sells. We'll also walk you through buyer-side compensation and the full cost picture, so you can compare us with anyone else you're considering. Everything we agree on is put in writing in your listing agreement.

Do I pay anything before my home sells?

No. There are no upfront fees for listing with MAC. Photography and the marketing described on this page are included, and we're paid at closing when your home sells.

Is the home valuation the same as an appraisal?

No. Your valuation is a comparative market analysis (CMA): an estimate prepared by a licensed real estate agent from recent nearby sales and current market activity. An appraisal is a separate opinion of value from a licensed appraiser, usually ordered by a buyer's lender.

I'm behind on payments or got a notice. Can you still help me sell?

Yes. Helping homeowners in pre-foreclosure is a big part of what we do, and we'll treat your situation with care and privacy. Deadlines matter, so call your mortgage servicer and consider a free HUD-approved housing counselor (800-569-4287); an attorney can answer legal questions. We can show you what your home could sell for and help you sell on your own terms if that's the path you choose. See our Home Value Report page to get started.

Which areas do you serve?
